The Plaintiff did not pay their rent as agreed, and so you properly deducted the unpaid rent from the security deposit.

If the tenancy was terminated, you were able to use security deposit funds to deduct any unpaid rent that was already due. You did not use security deposit funds for any future rent damages. You properly calculated the amount of rent owed based on the number of days that the Plaintiff owed rent.

Alternatively, if the tenancy was not terminated, you were able to use security deposit funds to deduct unpaid rent payments as they became due. Even though the Plaintiff who has the right to sublet or assign, breached the lease and abandoned the property, the lock-in provision in your lease allowed you to keep charging the Plaintiff and applying the security deposit to unpaid rent payments as they became due, until the security deposit was exhausted.
